Stamp Duty in South Sydney: What Home Buyers Need to Know in 2026

Oct 14
10 min read

Stamp duty is often the cost that catches South Sydney buyers off guard. You've saved your deposit, found a property you love, and then you discover there's another large sum due at settlement that needs to be ready in cash. Understanding how transfer duty works in NSW, and what exemptions might apply to your situation, can make a real difference to how you structure your purchase.

The good news is that first home buyers in South Sydney have genuine relief available. Depending on what you're buying, you could pay no stamp duty at all, which frees up thousands of dollars for your deposit, moving costs or early renovations. The suburbs where this relief applies most meaningfully include units in Mascot and Eastlakes, and houses in areas like Tempe and Sydenham, where entry prices can align with the full exemption threshold.

My Finance Agent helps home buyers across South Sydney understand the real cost of purchasing and structure their finance so nothing comes as a surprise, comparing options across 60+ lenders. This article walks you through how stamp duty works in NSW, what first home buyer exemptions apply, and how to plan for the costs you can't avoid.

By the end, you'll know where you stand on stamp duty, which schemes can reduce or eliminate it, and what your next steps look like.

What is stamp duty and how does it work in NSW?

Stamp duty, formally called transfer duty in NSW, is a state government tax charged when you buy a property. It is calculated on the purchase price or market value of the property (whichever is higher), and it must be paid to Revenue NSW before or at settlement. It is separate from your deposit, your loan, and any other purchase costs.

The amount you pay scales with the purchase price. Higher-value properties attract a higher rate, which means stamp duty in South Sydney, where medians across many suburbs sit well above $1 million, can be a substantial figure for buyers who do not qualify for an exemption. For most owner-occupiers who are not first home buyers, transfer duty is simply a cost of purchasing and needs to be factored into your budget before you start making offers.

Do first home buyers pay stamp duty in South Sydney?

Many first home buyers in South Sydney pay no stamp duty at all, thanks to the NSW First Home Buyer Assistance Scheme (FHBAS). If you are buying a new or existing home priced up to $800,000, you pay zero transfer duty. If your purchase falls between $800,000 and $1,000,000, you receive a partial concession on a sliding scale, so the savings are still meaningful even if you cannot access the full exemption.

To be eligible, at least one buyer must be an Australian citizen or permanent resident, you cannot have previously owned residential property in Australia, and you must move in within 12 months and live there continuously for at least 12 months. The scheme applies to both new and established homes, which broadens its reach significantly compared to the first home buyer grant.

For vacant land, the full exemption applies up to $350,000, with a sliding concession to $450,000. Land-only purchases above that threshold receive no stamp duty relief under the FHBAS.

Which South Sydney suburbs fall within the first home buyer exemption range?

This is where the FHBAS becomes genuinely useful for South Sydney buyers willing to look carefully at the market. As at Q1 2026, unit medians in several suburbs sit at or below the $800,000 full-exemption threshold, meaning a typical unit purchase there could attract zero stamp duty for an eligible first home buyer.

Unit medians at or near the full exemption range (as at Q1 2026):

  • Newtown: unit median $856,000, sitting in the partial concession band.

  • Tempe: house median $1,745,000 (no stamp duty relief on houses at this price), but Tempe units have insufficient current data so speak to us about current stock.

  • Eastlakes: unit median $755,000, within the full exemption range.

  • Kingsford: unit median $960,000, above the concession band, though individual stock varies and some units sell below the median.

  • Mascot: unit median $881,000, in the partial concession band.

These figures illustrate why searching for a unit rather than a house, and targeting the right suburb, is a practical first home buyer strategy in South Sydney. The difference between a property priced at $780,000 and one at $850,000 can be thousands of dollars in stamp duty savings. One illustrative example: on a $780,000 unit purchase, an eligible first home buyer pays no stamp duty at all, freeing those funds for the deposit or other purchase costs. Always confirm the purchase price and your eligibility with Revenue NSW's calculator before making an offer.

What about the NSW First Home Owner Grant?

The NSW First Home Owner Grant (FHOG) is a separate payment of $10,000, available only on newly built homes. To qualify, the purchase price of a new home must be $600,000 or under, or a house-and-land package (where you buy land and build) must come in at $750,000 or under. Established properties do not qualify for the FHOG, no matter their price.

The FHOG and the FHBAS stamp duty exemption can be used together on an eligible new home, which makes new apartments and off-the-plan purchases a particularly compelling option for first home buyers who qualify. A new unit in a suburb like Waterloo or Rosebery priced below the relevant caps could see a buyer receive the grant and pay zero stamp duty, stacking two meaningful forms of assistance at once. Always verify your property meets the eligibility requirements before exchanging contracts.

How does the Australian Government 5% Deposit Scheme interact with stamp duty?

The Australian Government 5% Deposit Scheme lets eligible buyers purchase with a 5% deposit, with the government guaranteeing up to 15% of the loan so you avoid paying lenders mortgage insurance (LMI). There are no income caps (income caps were removed on 1 October 2025) and no annual place limits. The NSW price cap under this scheme is $1,500,000 as at Q1 2026.

The scheme does not reduce or replace stamp duty. Those are two separate obligations. However, using the scheme to purchase with a smaller deposit means more of your savings remain available to cover stamp duty and other upfront costs, which is particularly relevant in South Sydney where purchase prices and therefore stamp duty amounts are higher. The Single Parent Stream of the scheme allows a deposit of just 2%, with the government guaranteeing up to 18%, and is available to eligible single parents who need not be buying for the first time.

If you are also considering Help to Buy, the federal shared-equity scheme launched in December 2025, note that it has its own income caps (up to $100,000 for singles, $160,000 for joint or single-parent buyers) and an NSW price cap of $1,300,000. It cannot be combined with the 5% Deposit Scheme. Stamp duty obligations under Help to Buy depend on your individual purchase, and first home buyer exemptions apply in the usual way if you are eligible.

What stamp duty do non-first home buyers pay in South Sydney?

If you have owned residential property before, the full standard rate of NSW transfer duty applies to your purchase. In South Sydney, where house medians across most suburbs sit above $1.7 million and many exceed $2 million, this is a significant upfront cost. It needs to be budgeted before you start making offers, alongside your deposit, legal costs, building inspection fees and any lender costs.

As a general rule, stamp duty on a purchase in the $1.5 million to $2.5 million range common across Marrickville, Botany and Erskineville is a five-figure sum. Revenue NSW's online calculator gives you the precise figure for any purchase price. We strongly recommend running this calculation early, before you set your maximum bid or offer limit, so your total purchase cost is clear from the start.

Are there stamp duty implications for investors or foreign buyers?

Investors who are Australian citizens or permanent residents pay standard transfer duty on investment property purchases. There are no additional state surcharges that apply specifically because the property is an investment.

Foreign buyers face a different picture. NSW applies a foreign purchaser surcharge duty of 8% on top of standard transfer duty, which is a substantial additional cost on any South Sydney property. This applies to foreign persons, temporary residents and foreign-owned companies. Permanent residents and New Zealand citizens are not treated as foreign buyers for this purpose.

Separately, a federal ban on foreign persons purchasing established homes in Australia is in effect from 1 April 2025 to 30 June 2029. Foreign buyers can still purchase new builds with approval through the ATO's foreign investment portal. If you are a temporary resident or a buyer with a non-standard visa situation, your eligibility for property purchase and your stamp duty exposure deserve early and careful attention. The mortgage brokers in our Alexandria office work regularly with buyers across a range of residency situations and can point you to the right guidance.

How does a mortgage broker help with stamp duty planning in South Sydney?

A mortgage broker does not calculate stamp duty (that is the role of Revenue NSW and your solicitor or conveyancer), but the way your finance is structured affects how you manage stamp duty as part of your total purchase cost. When you understand what stamp duty will be, you can decide how much of your savings to allocate to the deposit, how much to hold back for settlement costs, and whether the loan amount you are targeting needs to shift as a result.

At My Finance Agent's Alexandria office, we work with buyers across South Sydney to look at the full picture: purchase price, deposit, stamp duty, LMI exposure, scheme eligibility, and lender policy. Some lenders will allow gifted funds or a family guarantee to cover part of the deposit, which can free up your own savings for stamp duty. Others have specific policies around high-density unit postcodes common in South Sydney suburbs like Zetland and Waterloo, meaning the building and postcode can affect the loan amount available, and that affects what you need in cash on the day.

Across 60+ lenders, policy differences are significant, and finding the right fit for your situation is exactly what we do. Award-winning local Sydney brokers, 5.0 from 160+ reviews.

Frequently Asked Questions

Does stamp duty apply to off-the-plan apartments in South Sydney?

Yes, transfer duty applies to off-the-plan purchases, though it is typically paid at settlement rather than exchange. First home buyers purchasing off-the-plan may still qualify for the FHBAS exemption or concession if the purchase price meets the threshold, and may also be eligible for the $10,000 FHOG if the property is a new home within the grant's price cap. Confirm your exact duty liability with Revenue NSW before exchanging contracts.

Can I use my home loan to cover stamp duty?

Generally, no. Stamp duty must be paid in cash at or before settlement and cannot be added to your mortgage under standard lending policy. This is why it needs to be saved separately alongside your deposit. Some lenders allow a family guarantee or other equity security that can free up cash for settlement costs including stamp duty, which is worth discussing in a free chat to see what is available for your situation.

A mortgage broker or my bank: who should I speak to first about stamp duty?

A mortgage broker, every time. A mortgage broker looks across your entire financial picture, including the deposit, stamp duty, scheme eligibility and lender policy across 60+ lenders, whereas a bank can only advise on its own products. Understanding how stamp duty fits into your total budget is part of a conversation we have with every buyer before they start their search.

Is stamp duty different for houses versus units in South Sydney?

The NSW transfer duty calculation is the same regardless of dwelling type. What differs is the purchase price, and therefore the duty amount. Units in suburbs like Eastlakes with a median of $755,000 (as at Q1 2026) fall within the full first home buyer exemption range, while houses in the same suburb at a median of $2,225,000 attract full standard duty. Choosing a unit is a deliberate stamp duty strategy for many first home buyers in South Sydney.

Do I pay stamp duty if I am buying with a 5% deposit under the Australian Government 5% Deposit Scheme?

Yes. The Australian Government 5% Deposit Scheme reduces the deposit you need and removes the need to pay lenders mortgage insurance (LMI), but it does not affect your stamp duty obligation. If you are a first home buyer and your purchase price falls within the NSW FHBAS thresholds, the stamp duty exemption or concession still applies in the usual way. The two schemes work alongside each other for eligible buyers.

How is stamp duty calculated if I am buying an investment property in South Sydney?

Standard NSW transfer duty rates apply to investment property purchases by Australian citizens and permanent residents. There is no additional surcharge for investors who are Australian buyers. Revenue NSW's online calculator accepts any purchase price and gives the precise duty amount. Note that the first home buyer exemptions under the FHBAS do not apply if the property will not be your principal place of residence.

Your Next Steps

Stamp duty in South Sydney is not a simple line item. Whether you are a first home buyer working out whether your target property falls within the exemption range, an upgrader budgeting for the full duty on your next purchase, or an investor running numbers on a unit in Kensington or Redfern, the stamp duty calculation is one piece of a larger picture that includes your deposit, your loan, scheme eligibility and what each lender will actually offer you on settlement day.
