Best New Estates and Developments in South Sydney, The 2026 Guide

11 min read

South Sydney does not have broad acreage estates in the way outer-ring suburbs do, but it has something just as appealing: a steady pipeline of new residential developments, masterplanned precincts and infill projects that are creating genuine new-home opportunities close to the CBD, the airport, hospitals and the coast. Whether you are a first home buyer drawn to a newly built apartment, a young family looking for a brand-new terrace, or an investor targeting a high-demand rental precinct, understanding where new stock is coming from and how lenders approach it makes a real difference to your finance.

The new-development story in South Sydney is concentrated in a handful of activity corridors. The Green Square and Alexandria-Zetland precinct continues to deliver medium and high-density apartments. Mascot and Rosebery are seeing steady infill and some boutique terrace projects. Further south, Botany and Eastlakes have a mix of new townhouses and apartments entering the market. Unit medians in these suburbs as at Q1 2026 range from around $755,000 in Eastlakes to $968,000 in Zetland and $981,000 in Alexandria, with houses sitting well above $2 million in most pockets.

My Finance Agent helps buyers across South Sydney secure finance for new builds, off-the-plan purchases and established properties across 60+ lenders, from our Alexandria office. Here is what this guide covers: how lenders assess new-development purchases, which precincts and suburbs are most active, what grants and schemes may apply, and how to structure your finance for the best outcome.

What counts as a "new estate" or new development in South Sydney?

In the South Sydney context, a new estate or development means a newly built home, an off-the-plan apartment or townhouse, a masterplanned residential precinct, or a house-and-land package within the suburban infill zone. Because land is scarce this close to the CBD, most new supply comes as medium or high-density apartment buildings, boutique townhouse projects and terrace-style infill rather than the broad acreage subdivisions common in outer-ring growth corridors. That distinction matters for finance: lenders treat a newly built house differently from an off-the-plan apartment in a large building, and the building size, postcode and developer reputation all feed into their assessment.

Where are the most active new development precincts in South Sydney?

South Sydney's new-development activity clusters around infrastructure anchors and urban renewal corridors. The suburbs below represent the most active areas for new residential supply right now, and each carries its own character and lending considerations.

Green Square and Zetland

Zetland sits at the heart of the Green Square urban renewal precinct, one of the largest urban renewal projects in Australian history. New apartment towers, mid-rise buildings and a growing town centre have been delivering stock for over a decade and construction is ongoing. The unit median here was $968,000 as at Q1 2026, with house sales very thin (13 sales, a low-volume result). Buyers considering off-the-plan apartments in Zetland should be aware that some lenders apply tighter conditions in high-density postcodes, including lower maximum loan-to-value ratios, so the building, floor plan size and developer track record all matter to your lender.

Alexandria and the inner precinct

Eastlakes and Beaconsfield sit on the fringe of the inner precinct and have seen boutique apartment and townhouse projects come to market. Eastlakes has a unit median of $755,000 as at Q1 2026 (6.34% growth over the year), making it one of the more accessible entry points for new-apartment buyers. Beaconsfield's house median was $2,480,000 (up 19.23%), though house sales volumes were modest at 26. New townhouse projects in these suburbs tend to be smaller in scale and attract broader lender support than large apartment towers.

Mascot

Mascot has experienced significant apartment development near the station and airport precinct. The unit median was $881,000 as at Q1 2026, up 13.09% over the year, reflecting strong demand. House sales were 96 with a median of $1,930,000. New apartment stock here is popular with investors and owner-occupiers who value transport links, but lenders vary widely in how they assess high-rise buildings in this postcode. Checking lender policy on building height and postcode before signing a contract is essential.

Rosebery

Rosebery has attracted a wave of boutique apartment buildings and converted warehouse-style developments. The unit median was $905,000 as at Q1 2026. Rosebery's stock leans toward mid-rise and boutique rather than high-rise tower, which tends to attract a wider range of lenders and is generally more straightforward to finance. It appeals to buyers wanting a new apartment with some character in the building style.

Botany and Eastlakes

Botany has a strong house and townhouse market alongside its apartment stock. The house median was $2,162,000 (up 7.03%) and the unit median $922,500 (up 3.36%) as at Q1 2026, both with solid transaction volumes. New townhouse projects in Botany appeal to young families and upsizers who want a new home with outdoor space at a relatively lower price point than the inner terrace suburbs. Finance for new townhouses is generally straightforward, with most lenders treating them similarly to houses.

How do lenders assess new builds and off-the-plan purchases?

Lenders treat new developments differently from established property sales in several important ways. Understanding the distinctions before you sign a contract can protect your deposit and your borrowing position.

Key lender considerations for new South Sydney developments:

  • Valuation at settlement, not at contract: for off-the-plan purchases, your lender values the property at the time of settlement, not when you sign the contract. If the market has moved or the comparable sales are thin, the valuation may come in below the contract price, which means you need to cover the gap from your own funds.

  • High-density postcode policy: some lenders cap the maximum amount they will lend in postcodes with a high concentration of apartments, or require a larger deposit. This is common across parts of Zetland, Waterloo, Mascot and Rosebery. A broker who knows each lender's policy can save you from a last-minute surprise.

  • Building size and floor plan area: lenders often have minimum floor-plan size requirements (excluding car space and balcony) for apartments. Studio and one-bedroom apartments below a certain size may be declined by some lenders entirely.

  • Developer and builder assessment: some lenders require the developer to be on their approved list, particularly for off-the-plan projects with long settlement periods.

  • Pre-approval and contract review timing: a standard pre-approval is conditional and does not lock in a rate or policy for the duration of construction. For long off-the-plan projects, your finance position should be reviewed as settlement approaches.

  • New build versus off-the-plan: a new build on a titled block (land already registered) is assessed much like an established property. Off-the-plan, where the title does not yet exist, carries more complexity and a longer assessment process.

What government grants and schemes apply to new homes in South Sydney?

Several federal and state programs specifically favour new and off-the-plan properties, which makes South Sydney's new-development pipeline especially relevant for eligible buyers.

Programs that may apply to new South Sydney homes:

  • NSW First Home Owner Grant (FHOG): a $10,000 grant available to eligible first home buyers purchasing a newly built home, an off-the-plan apartment or a substantially renovated property. Established homes are not eligible. This grant directly rewards the kind of stock in South Sydney's new precincts, and is worth confirming for any new build or off-the-plan purchase.

  • NSW First Home Buyer Assistance Scheme (FHBAS): eligible first home buyers may pay no transfer (stamp) duty at all on a new or existing home up to $800,000, or a reduced amount between $800,000 and $1,000,000. Given South Sydney's price levels, this is most relevant for new apartment purchases in suburbs like Eastlakes, Mascot and Rosebery where unit entry points are within or near that range.

  • Australian Government 5% Deposit Scheme: eligible buyers can purchase with a 5% deposit and the government guarantees up to 15%, meaning no lenders mortgage insurance (LMI) is payable. There are no income caps (these were removed on 1 October 2025). The Single Parent Stream allows eligible single parents to purchase with just a 2% deposit. Price caps apply; check the current cap for NSW on the first home buyers hub. New and established homes are both eligible under this scheme.

  • Help to Buy: launched in December 2025, this federal shared-equity scheme allows eligible buyers to purchase with as little as 2% deposit, with the government taking an equity stake of up to 40% in a new home or 30% in an existing home. Income caps apply (up to $100,000 for singles, $160,000 for joint or single-parent applications). It cannot be combined with the Australian Government 5% Deposit Scheme. Price caps apply; confirm the current NSW figure before proceeding.

How do you apply for a new-home loan in South Sydney?

Buying a new build or off-the-plan property involves a few extra steps compared to a standard established-property purchase. Here is how the process typically works when you work with a broker.

Step 1: Talk to us

Before you sign any contract, speak with the My Finance Agent team. We assess your borrowing capacity, check which lenders will support the specific development you are considering, and flag any high-density postcode issues before they become problems. For off-the-plan purchases, this step is especially important because not all lenders will fund every building or postcode.

Step 2: Get a conditional pre-approval

A conditional pre-approval gives you a realistic picture of what you can borrow and lets you place a deposit with some confidence. For off-the-plan purchases, understand that a pre-approval does not lock in a policy or rate for the duration of construction; your position should be reviewed as the settlement date approaches.

Step 3: Review the contract with a solicitor

New-build and off-the-plan contracts can be lengthy and contain clauses about variations, sunset dates and completion timelines that affect your finance. A conveyancer or property solicitor should review the contract before you sign. Your broker can flag finance-related clauses that need attention.

Step 4: Formal loan application

Once you are ready to proceed, we lodge the formal application with the lender that best suits your situation. For a completed new build or titled property, the process mirrors a standard home loan. For off-the-plan, the lender may issue a formal approval closer to the expected settlement date.

Step 5: Valuation and settlement

The lender orders a valuation. For off-the-plan purchases this happens close to settlement, which is the point at which any valuation shortfall becomes apparent. We work with you through this stage to ensure the settlement goes smoothly and any gap is managed before it becomes a problem.

Step 6: Settlement and move in

On settlement day your loan funds and you receive the keys. If you are eligible for the NSW First Home Owner Grant, this is generally paid at settlement for new builds. Stamp-duty relief under the FHBAS is also applied at this stage.

What challenges do buyers face when financing new South Sydney developments?

New-development finance in South Sydney is genuinely more complex than buying an established home, and the challenges are worth knowing about before you commit.

Common challenges and how a broker helps:

  • High-density postcode restrictions: some lenders reduce the maximum loan amount or increase the required deposit for apartments in high-density postcodes. Suburbs like Zetland, Waterloo and Mascot are frequently flagged. A broker identifies which lenders have no such restriction for a specific building, saving you from a declined application.

  • Valuation shortfalls: if comparable sales are limited or the market has softened between contract and settlement, your valuation may come in below the purchase price. You then need to cover the gap yourself, or renegotiate. Planning for this risk upfront is essential.

  • Settlement delays: construction projects run late. Pre-approvals and some lender rate locks expire. A broker monitors your application as the expected settlement approaches and refreshes the finance as needed.

  • Small apartment size: a studio or compact one-bedroom apartment below 40 to 50 square metres (the floor area benchmark varies by lender) may not be eligible for standard home loan lending at all lenders. Knowing this before you sign a contract is far better than discovering it at application stage.

  • Changes in your own financial position: for long off-the-plan projects, your income, employment or credit position may change between contract and settlement. Lenders reassess at settlement, not at contract. Keeping your finances stable during the construction period matters.

How does a mortgage broker in South Sydney help new-development buyers?

Our mortgage brokers in South Sydney, based in Alexandria, work specifically with buyers in the suburbs and precincts described above. The South Sydney new-development market is not uniform: a boutique townhouse in Botany and an off-the-plan apartment in a 300-unit Zetland tower are assessed by lenders in completely different ways. We know which lenders support which buildings and postcodes, and we match your application to the lender most likely to approve it on the best terms. Access to home loans from 60+ lenders, including specialist non-bank lenders who support off-the-plan lending where the major banks do not, is the practical advantage of working with a broker rather than going directly to one institution.

Frequently Asked Questions

Can I use the NSW First Home Owner Grant for an off-the-plan apartment in South Sydney?

Yes. The NSW First Home Owner Grant of $10,000 is available for newly built homes and off-the-plan purchases, not just freestanding houses. An eligible off-the-plan apartment in a new South Sydney development qualifies, provided the value cap is met and you meet the standard eligibility conditions. Check the current cap on the Revenue NSW website or ask us in a free chat.

Is it harder to get a loan for an apartment in South Sydney compared to a house?

It can be, particularly in high-density postcodes. Some lenders apply tighter conditions to apartment purchases in suburbs like Zetland, Waterloo and Mascot, including lower maximum loan amounts or higher deposit requirements. A house or townhouse in the same suburb is generally treated more straightforwardly. A broker who knows each lender's policy for each building is essential in these suburbs.

What happens if my off-the-plan apartment valuation comes in below the purchase price at settlement?

The lender bases your loan on the lower of the contract price or the valuation. If there is a gap, you need to cover it from your own savings, or the lender may reduce the approved loan amount. Planning a buffer above your minimum deposit for this possibility is worthwhile, particularly for longer off-the-plan projects. We walk through this risk with every off-the-plan buyer we work with.

Does the Australian Government 5% Deposit Scheme apply to new builds in South Sydney?

Yes. The Australian Government 5% Deposit Scheme applies to both new and established properties. There are no income caps (removed on 1 October 2025). You purchase with a 5% deposit and the government guarantees up to 15% of the loan, meaning no lenders mortgage insurance (LMI) is payable. Price caps apply for NSW; confirm the current cap on the first home buyers hub. The Single Parent Stream allows eligible single parents to purchase with a 2% deposit.

A mortgage broker or the developer's recommended lender: which should I use?

A mortgage broker, every time. A mortgage broker compares options from 60+ lenders and works exclusively in your interest. A developer's recommended lender has a commercial relationship with the developer and presents only that lender's products. In a new-development purchase, where lender policy on the building, postcode and apartment size can vary enormously, independent broker access to the full market is particularly valuable.

Are new apartments in South Sydney good investment properties?

New apartments in South Sydney, particularly near UNSW in Kingsford and Kensington, and near the airport and hospital precincts in Mascot and Randwick, attract strong rental demand. Whether a specific new apartment makes sense as an investment depends on the purchase price, rental income potential, loan structure and lender policy for that postcode. We work through the numbers with investors through a free chat and can connect you with our investment loan options across the full lender panel.

Your Next Steps

Buying a newly built home or off-the-plan property in South Sydney is one of the more rewarding paths into the market, and one of the more complex ones. Lender policy on buildings, postcodes and apartment sizes varies considerably, valuations at settlement can differ from contract price, and the right grant or scheme can meaningfully reduce your upfront costs. Getting your finance structure right before you sign a contract matters far more here than in a standard established-property purchase.

The My Finance Agent team is based in Alexandria and works with buyers across Zetland, Mascot, Rosebery, Botany, Eastlakes and the wider South Sydney new-development corridor every day. If you are ready to work out which lenders suit your plans, book a free chat or call us on (02) 8313-8400.
